New developments in Atlantic Seaboard, Cape Town
The Atlantic Seaboard suits buyers who want to live by the sea within a short drive of the city centre, mostly in apartments: Green Point, Mouille Point and Sea Point are dense, walkable and close to the promenade, while Fresnaye, Bantry Bay, Clifton and Camps Bay are steeper, quieter and pricier. New developments are mainly sectional-title apartment blocks, many aimed at owner-occupiers, lock-up-and-go buyers and investors.

Living on the Atlantic Seaboard
The Atlantic Seaboard is the coastal strip west of the City Bowl, squeezed between the Atlantic and the slopes of Signal Hill, Lion's Head and the Twelve Apostles. Green Point and Mouille Point sit closest to the city and the V&A Waterfront, Sea Point is the busiest and most urban stretch, and Fresnaye and Bantry Bay climb the slope above it. Further south, Clifton's coves and Camps Bay's beach face the open ocean.
The Sea Point Promenade runs along the shoreline from Mouille Point towards Bantry Bay and is used daily by walkers, runners and families. Green Point Park, a free 10.5-hectare City park next to Cape Town Stadium, adds green space. Camps Bay Beach and Clifton 4th Beach both hold full Blue Flag status for the 2026/27 season.
Getting around
MyCiTi buses cover the length of the Seaboard. Route 105 runs from Sea Point and Fresnaye to Civic Centre, routes 106 and 107 loop between Camps Bay and Civic Centre in opposite directions, and routes 108, 109 and 118 run along Victoria Road between Sea Point and Hout Bay, passing Clifton and Camps Bay. Route 118 continues to Adderley in the city centre.
By car, the main roads are Beach Road, Main Road and Victoria Road along the coast, and Kloof Nek Road over the saddle between Table Mountain and Lion's Head into the City Bowl. Roads around Clifton and Camps Bay get congested on summer weekends, and parking near the beaches is limited.
The property market and what new developments look like
Land on the Seaboard is scarce, so most new supply comes from redeveloping older blocks and houses. In Green Point, Mouille Point and Sea Point that usually means sectional-title apartment buildings with studios to three-bedroom units, secure parking and, at the top end, sea-view penthouses. In Bantry Bay, Fresnaye, Clifton and Camps Bay projects are smaller, often a handful of large apartments or luxury villas.
The area has a strong rental culture: in the 2011 Census, 48% of households in the Sea Point census suburb (Sea Point, Fresnaye and Bantry Bay) rented their home, and the average household had 1.92 people. Short-term letting is common, but each sectional-title scheme sets its own conduct rules, so check what a building allows before you buy with holiday letting in mind. See current projects on our developments page.
Buying off-plan on the Atlantic Seaboard
Off-plan sales are common on the Seaboard because new buildings often sell out before construction starts. Expect to pay a deposit when you sign, ideally held in an attorney's trust account, with the balance due on transfer once the building is complete. If the developer is a VAT vendor, VAT is included in the price and no transfer duty is payable.
Compare the floor plan and views you are buying against the site plan, ask about levies and special levies for amenities such as pools and concierge services, and confirm completion dates and penalties for delay. Our guide to buying off-plan in South Africa explains each step.
Who the Atlantic Seaboard suits
Sea Point and Green Point suit professionals, retirees and downsizers who want to walk to shops, restaurants and the promenade, as well as investors looking for rental demand. Camps Bay, Clifton and Bantry Bay suit buyers at the top of the market who want privacy and sea views, including people who live in Cape Town for part of the year.
If you want more space for the money, a garden or a quieter coastal village, compare the Seaboard with Hout Bay further down the coast or with Blouberg across Table Bay.
