Living in Sea Point
Sea Point lies between Signal Hill and the Atlantic Ocean, a few kilometres west of Cape Town's central business district. It is one of the most densely built parts of the Atlantic Seaboard: apartment blocks from several eras, shops and restaurants along Main Road and Regent Road, and the sea on the other side of Beach Road.
The Promenade is the neighbourhood's main public space. It is a paved path along the shore, used all day by walkers, runners, cyclists and dog owners. At its Bantry Bay end is the Sea Point Pavilion, where the City of Cape Town runs the Sea Point Swimming Pool: a salt-water complex with an Olympic-sized pool, a springboard diving pool and two splash pools for children.
The trade-offs are density and noise. Streets near Main Road are busy at night, parking is tight, and sea-facing buildings take the full force of salt and wind.
Getting around
Sea Point is well served by MyCiTi buses. Route 105 runs from Sea Point and Fresnaye to Civic Centre, and routes 108, 109 and 118 run along Victoria Road between Sea Point and Hout Bay. Route 118 continues to Adderley in the city centre. Check the MyCiTi website for current timetables and stops.
By car, Beach Road, Main Road and Regent Road run through the suburb, and Kloof Nek Road leads over the saddle into the City Bowl. Many daily needs are within walking distance, so some residents manage with one car or none, but parking in older blocks should be checked before you buy.
Schools
Public schools in Sea Point include Sea Point Primary School on High Level Road and Sea Point High School on Main Road, a co-educational public school founded in 1884 whose feeder school is Sea Point Primary. The Cape Town French School has a primary campus in Sea Point, and Herzlia Weizmann Primary, an independent Jewish school, is also in the suburb.
Public schools set their own admission rules and fill their places through the Western Cape Education Department's application process. Living near a school does not guarantee a place, so check each school's policy before you buy with a particular school in mind.
The property market
Sea Point's housing is mostly apartments, and the area has a strong rental culture. In the 2011 Census, the Sea Point census suburb (which includes Fresnaye and Bantry Bay) had 16 164 people in 8 424 households, an average of 1.92 people per household, and 48% of households rented their home. Small households and tenants are what you would expect in a suburb of flats.
Vacant land is scarce, so new projects usually replace older buildings and are sold as sectional title. Sea Point does not yet have enough listed developments on RealSoon for us to publish a median price per square metre, a rental yield or growth figure, and we do not quote any without data. When projects are listed, compare each against recent sales in the same part of Sea Point, because prices change quickly between Main Road, the streets nearer the sea and the slopes towards Signal Hill.
If you plan to let a unit short-term, read the scheme's conduct rules first, as body corporates can restrict it. Our guide to buying off-plan in South Africa covers deposits, VAT and transfer duty, and you can browse projects on our developments page.
Who Sea Point suits
Sea Point suits professionals, couples and downsizers who want to walk to shops, restaurants and the sea. It also suits investors who want rental demand close to the city centre and the Promenade, and people who want a lock-up-and-go home while travelling or living elsewhere for part of the year.
It suits fewer families who want a large garden or a quiet street. For more space and a village feel, compare Hout Bay. For a more central address, look at the City Bowl.
