Living in Green Point: the 2026 area guide

Green Point lies between the city centre, the V&A Waterfront and Sea Point on the Atlantic Seaboard. It is mostly flat and walkable, with apartments, a large urban park and the Sea Point Promenade close by. It suits professionals, couples and investors who want a lock-up-and-go home near the city, rather than families who want a garden.

Living in Green Point

Green Point sits on the northern edge of the Atlantic Seaboard, between the city centre and the V&A Waterfront on one side and Sea Point on the other. Unlike the steep streets higher up the coast, much of it is flat, so shops, cafés and the sea are within walking distance of many homes. Main Road is the busy spine, with restaurants, delis and coffee shops.

The suburb's biggest open space is Green Point Park, a City of Cape Town urban park beside Cape Town Stadium. It has a Biodiversity Showcase Garden with about 300 indigenous plant species, play areas and paths that runners and cyclists use daily. It is free to enter and open from 07:00 to 19:00 (City of Cape Town and Cape Town Magazine). The Sea Point Promenade runs through the suburb along the shore.

The trade-offs are event-day traffic around the stadium, noise from Main Road and, on the sea side, wind and salt.

Getting around

Green Point is one of the easiest Seaboard suburbs to live in without a car. MyCiTi's current route list includes route 104 (Oranjezicht, Gardens, Adderley and the Waterfront), route 105 (Sea Point, Fresnaye and Civic Centre) and trunk route T01, which ends at the Waterfront, and its timetables list a Stadium station (MyCiTi route list). Routes and stops change, so check the MyCiTi map for the stop nearest an address.

By car, Main Road, Beach Road and Helen Suzman Boulevard connect Green Point to the city centre, the Waterfront and Sea Point. Traffic builds up around the stadium on match and event days, and street parking is limited, so confirm how many bays come with a unit before you buy.

Schools

Green Point has few schools of its own. Reddam House Atlantic Seaboard, an independent school, is in the suburb, and families also use schools in neighbouring Three Anchor Bay and Sea Point: Ellerton Primary School, Sea Point Primary School and Sea Point High School (public), Herzlia Weizmann Primary (independent, Jewish) and the Cape Town French School's primary campus (Wikipedia: Green Point).

Public schools fill places through the Western Cape Education Department's application process and set their own admission rules, so living nearby does not guarantee a place. Check each school's policy before buying with a school in mind.

The property market

Green Point is a suburb of apartments, and most households rent. The City of Cape Town's 2011 Census profile for the Green Point census suburb, which also covers Mouille Point and Three Anchor Bay, counted 9 301 people in 4 344 households, an average of 2.14 people per household. About 57% of households (2 467 of 4 343) rented their home (City of Cape Town). These are the latest census figures the City has published for the suburb.

RealSoon does not yet list enough developments in Green Point for us to publish a median price per square metre, a rental yield or a growth figure, and we do not quote any without data. Vacant land is scarce, so new projects usually replace older buildings and are sold as sectional title.

When projects are listed, compare each against recent sales in the same part of Green Point: prices differ between the streets near the Waterfront, Main Road and the blocks facing the sea. Ask for the scheme's conduct rules if you plan to let short-term, as body corporates can restrict it. Our guide to buying off-plan in South Africa covers deposits, VAT and transfer duty, and you can browse projects on our developments page.

Who Green Point suits

Green Point suits professionals and couples who want to walk to cafés, the park and the Promenade and reach the city centre or the Waterfront quickly. It also suits investors looking for rental demand close to the centre, and people who want a lock-up-and-go home while they travel.

It suits fewer families who want a large garden, or buyers who dislike event-day crowds. For a quieter, village feel with more space, compare Hout Bay. For a more central, older-housing address, look at the City Bowl.
