Living in Camps Bay
Camps Bay is a bay and a suburb on the Atlantic side of the Cape Peninsula, south of Clifton and part of the wider Atlantic Seaboard. The streets climb from the beachfront towards the Twelve Apostles, so many homes have sea views and the upper streets are steep.
The centre of life is the beach and the line of restaurants and bars along Victoria Road. Camps Bay Beach holds full Blue Flag status for the 2026/27 season, according to the City of Cape Town's announcement of 9 October 2026. The beachfront is busy on summer weekends and quieter in winter.
Camps Bay is in City of Cape Town ward 54, in Subcouncil 16.
Getting around
MyCiTi routes 106 (clockwise) and 107 (anticlockwise) link Camps Bay with the Civic Centre in the city centre. Routes 108, 109 and 118 run along Victoria Road between Sea Point and Hout Bay and also pass through Camps Bay. Check the current timetable on the MyCiTi website before you rely on a route for commuting.
By car, you reach the City Bowl over Kloof Nek Road or along the coast through Clifton and Bantry Bay to Sea Point. Victoria Road continues south to Hout Bay. Traffic and beach parking are tight on summer weekends, so check how many bays an apartment or house comes with.
Schools
Camps Bay has a public primary school, Camps Bay Primary, and a public high school, Camps Bay High, which is on Lower Kloof Road. Estate agent area profiles also list the Phyllis Jowell Jewish Day School in the suburb.
Places at public schools in the Western Cape depend on the school's admission policy and your address, so confirm the current admission rules with the school and the Western Cape Education Department before you buy for school access.
The property market
Camps Bay is one of the most expensive parts of Cape Town. Stock is mostly large houses and villas on sloping plots, plus sectional-title apartment blocks closer to the beachfront and Victoria Road. Land is scarce, so new projects tend to be small: redevelopments of older houses or blocks into a few large apartments or villas.
We do not yet hold enough data on new-build prices per m², rental yield or price growth for Camps Bay to quote them, so we show none here. When you compare projects, ask for the price per m² of the unit, and compare it with similar apartments in Sea Point and Green Point.
Short-term letting is common in the suburb, but each sectional-title scheme sets its own conduct rules, and the City's zoning rules also apply. Check what a building allows before you buy with holiday letting in mind. Browse current projects on our developments page.
Who Camps Bay suits
Camps Bay suits buyers at the top of the market who want sea views and a beach on the doorstep, including families who want to be near the local schools and people who live in Cape Town for only part of the year. It is less suited to buyers who want to walk to shops and everyday services, because the suburb is steep and car-dependent beyond the beachfront strip.
If you want a flatter, more walkable base on the Seaboard, look at Sea Point and Green Point. If you want more space for your money, compare Hout Bay, which is further south along the same coast.
