New developments in False Bay, Cape Town

The False Bay coast suits people who want a small-town seaside life and can accept a longer trip into town: surfers, families, retirees and people who work from home. Its villages line the Peninsula's eastern shore along Main Road and the Southern Line, from Muizenberg through St James, Kalk Bay and Fish Hoek to Simon's Town. Land is squeezed between mountain and sea, so new developments are few and usually small.

Living on the False Bay coast

Each village has its own character. Muizenberg has a long beach, the beginner-friendly break at Surfers' Corner and a seafront walkway to St James, where you can watch whales from June to November. Kalk Bay is built around a small working fishing harbour, where fish is still sold off the boats, and a Main Road of restaurants, galleries and antique shops. Fish Hoek is quieter and more suburban, with one of the area's best family beaches.

Simon's Town, at the end of the line, is home to the South African Navy's largest naval base. Just south of the town is Boulders, part of Table Mountain National Park, where SANParks counted about 2,528 African penguins (790 breeding pairs) in its June 2026 census. The mountain behind the villages gives you hiking, while the sea in summer is noticeably warmer than on the Atlantic side.

Getting around: the Southern Line and Main Road

The Metrorail Southern Line follows the shore, often only a strip of rocks away from the water, with stations at Muizenberg, St James, Kalk Bay, Fish Hoek, Sunny Cove, Glencairn and Simon's Town. By rail Muizenberg is 24.9 km from Cape Town station and Simon's Town 36.1 km. The track is single south of Fish Hoek, where many trains terminate, so services to Glencairn and Simon's Town are thinner. Check current timetables before you rely on the train.

By road, the M4 Main Road is the coastal spine, and it gets slow in summer and over weekends. The M3 and M5 link the coast with the Southern Suburbs and the city, and Simon's Town is roughly 40 km from central Cape Town.

Beaches, tidal pools and the outdoors

Muizenberg and Fish Hoek are two of the eight City of Cape Town beaches with full Blue Flag status for the 2026/27 season, which means they meet set standards for water quality, safety and facilities. Kalk Bay has two tidal pools reached through the station subway, and Long Beach in Simon's Town is popular with divers and kayakers because it is sheltered from wind and swell.

The coast is good for an outdoor life, but it comes with practical trade-offs. Salt air is hard on paint, steel and window frames, mountain slopes bring fire risk in summer, and the south-easter can blow for days. Ask any developer how the building is detailed for a marine setting and what that means for future levies.

The property market and new developments

The coastal strip is narrow and much of it has heritage character, especially in St James, Kalk Bay and Simon's Town, so large new projects are rare. New stock tends to be small apartment blocks, conversions of older buildings and a few townhouse or retirement developments, often on the flatter ground around Muizenberg, Fish Hoek and the valley behind it. Sea views and walking distance to a station or beach carry a clear premium.

If you plan to let the property to holidaymakers, check the body corporate rules and the City's zoning before you assume short-term letting is allowed. See current projects on our developments page, and read our guide to buying off-plan in South Africa before you pay a deposit.

Who False Bay suits

False Bay suits buyers who put lifestyle ahead of commute: surfers and swimmers, families who want a beach suburb with schools, retirees who want a walkable village, and remote workers who only go into town a few days a week. Living close to a station also makes car-free days realistic. It suits fewer people who need to be in the CBD or Century City every morning by car. If that is you, compare the Southern Suburbs or the City Bowl, or see all areas on our Cape Town page.
